What Are Permitted Development Rights?

Permitted Development Rights (PDRs) are your friend. They let you make property changes without planning permission hassle. In the UK, most houses enjoy these rights. However, flats, maisonettes, and listed buildings often need planning permission. So, do garden rooms?

Where You Want To Build Matters!

For many properties, the rule is simple. Imagine a line along your house’s main front. Anything in front of this line usually needs planning permission. But what’s in the side or back garden? Usually, it’s all good and doesn’t need planning permission.

Meeting simple rules, keeping it easy.

  • Don’t build your garden room in front of your house.
  • Keep all your extensions, sheds, and garden rooms under 50% of your property’s land.
  • If your room is within 2 metres of your boundary, it can’t be taller than 2.5 metres.
  • The eaves should be below 2.5 metres from the ground.
  • No balconies, verandas, or high platforms.
  • Don’t use it as a separate home.

What About Building Regulations?

Building regulations sound fancy, but they’re simple too. For small garden rooms:

Less than 15 square metres with no sleeping? Usually, there are no regulations.

Between 15 and 30 square metres, no sleeping, and 1 metre from your boundary? Still no regulations.

But if you plan to sleep in it, regulations kick in.

Electrics

If your garden room has electricity, follow Part P of Building Regulations.

An electrician will connect it safely to your mains and issue a compliance certificate.
